Texas Commercial Real Estate Investment

Disciplined capital, deployed across Texas.

Yorkville Partners acquires and manages commercial real estate across Texas — office, medical, industrial, and retail on behalf of our capital partners. We underwrite with discipline and manage with intent.

About Yorkville Partners

A disciplined operator across every major Texas asset class.

Yorkville Partners is a Texas-based commercial real estate investment firm. We acquire and manage assets across four sectors — office, medical, industrial, and retail — allowing us to evaluate opportunities on their fundamentals, rather than the limitations of a single-sector mandate.

Our approach is criteria-driven at every stage: sourcing, underwriting, financing, and active management. We focus on assets where operational improvement and strategic positioning can compound value over a defined hold period, in markets we understand well.

We work directly with brokers, sellers, and capital partners across Texas’s primary and secondary markets — from San Antonio and Austin to Dallas–Fort Worth and Houston.

What We Do

Full lifecycle. One team.

From sourcing through disposition, we manage the full investment lifecycle in-house.

01

Acquisitions & Underwriting

We source and evaluate opportunities across Texas’s primary and secondary markets, applying disciplined underwriting criteria to identify assets with a clear path to stabilized performance.

02

Asset & Portfolio Management

Every asset is actively managed post-acquisition — focused on tenant retention, operating efficiency, and positioning each property for long-term value.

03

Capital Advisory

We structure financing across the capital stack, drawing on relationships spanning conventional mortgages, bridge lending, and mezzanine capital.

Where We Invest

Four sectors. One underwriting standard.

We evaluate every deal against the same discipline, regardless of asset class.

Office

Low- and mid-rise office assets in established and emerging submarkets.

Medical

Medical office and outpatient facilities serving durable, non-discretionary demand.

Industrial

Warehouse, distribution, and light-manufacturing assets along Texas logistics corridors.

Retail

Neighborhood and community retail anchored by daily-needs tenancy.
